Why Waiting Until Fall Could Turn a Routine Chimney Repair Into a Winter Emergency

When homeowners think about seasonal maintenance, they usually focus on the systems they rely on every day. Air conditioners are serviced before summer, roofs are inspected after storms, and furnaces receive attention once colder weather approaches. Chimneys, however, are often forgotten until the first chilly evening makes a fireplace or heating system necessary again. According to Joe Ochal, Founder of Chimney Scientists, that timing creates one of the biggest challenges homeowners face each year.
“During the first cold snap in the fall, call volume at Chimney Scientists increases four to five times for one to two weeks,” Ochal says. “This is the experience of every chimney company. Many smaller companies will get booked out for two to three months after the first cold snap.”
By the time many homeowners begin thinking about their chimney, they are already competing with thousands of others for limited appointments. What could have been a routine inspection during the summer often becomes an urgent repair during the busiest season of the year.
“If you’re a homeowner anywhere in the United States and you decide that you need your chimney cleaned or even repaired in the fall, you’re going to be waiting for a much longer period than you anticipated and you’re going to be paying a premium for services,” Ochal explains. “Many homeowners can often save up to 10 percent by performing their chimney repairs and cleanings in the off season. That’s a lot of money when the average chimney repair in the U.S. is $9,800.”
While scheduling delays can certainly be frustrating, the more significant concern is that chimney problems rarely develop overnight. Many begin months or even years before homeowners notice anything is wrong. One of the most common issues Ochal’s team encounters involves damage hidden inside the chimney itself.
“If you have a natural gas, propane, or oil heating appliance to heat your house, it very likely uses a chimney to exhaust the combustion gases safely out of your home,” he says. “Year round we encounter holes inside chimneys where carbon monoxide is escaping into the wall cavity of the home. Often the carbon monoxide levels are so low your carbon monoxide detectors will not go off, but it’s still a poisonous gas that is unsafe for your health.”
Repairing those issues often requires installing a steel liner that safely carries combustion gases from the heating appliance to the top of the chimney. While the repair itself may be straightforward, the circumstances surrounding it often are not.
“It’s much easier to do this in the summer when you’re not using your heating system,” Ochal says. “You’re not in a rush to make a decision. You can get a second opinion, get competitive bids, and take your time finding the right company.”
The alternative can be considerably more stressful. Imagine it’s the middle of winter. Your carbon monoxide detector activates, prompting a visit from the fire department. The investigation reveals that the chimney is no longer venting safely, and the gas utility shuts off service until repairs are completed. Suddenly, your home has no heat or hot water, and every local chimney company is already booked weeks into the future. In another common scenario, a heating system stops working during a cold weekend. An emergency HVAC technician discovers that the chimney is blocked or structurally compromised and cannot safely vent combustion gases. The heating system remains shut down until the chimney is repaired, leaving homeowners scrambling to find available contractors while relying on portable heaters to stay warm. These situations may sound dramatic, but they often begin with problems that develop gradually and without obvious warning signs.
“I have no idea why chimneys are so overlooked,” Ochal says. “Perhaps it’s because there isn’t a problem until it’s catastrophic.”
Unlike a leaking roof or a failing air conditioner, chimney deterioration can remain hidden for years. Small structural failures inside the flue may not produce visible symptoms until they begin affecting airflow or allowing combustion gases to escape.
“Many of the chimneys that we inspect have been in disrepair for decades, often allowing five to ten parts per million of carbon monoxide to leak into the basement,” Ochal explains. “That’s just enough to make people sluggish or irritable, but not enough to cause acute harm or hospitalization. Your carbon monoxide detector will not go off until it reaches approximately 120 parts per million.”
The numbers suggest this is not an isolated issue.
“In the Philadelphia region, two out of every three heating chimneys that we inspect that are original to the home and have not been repaired are leaking carbon monoxide into the home, either in the basement or on the floors above,” Ochal says.
Despite those findings, he emphasizes that homeowners should not panic.
“We inspect over 4,500 chimneys a year at Chimney Scientists,” he says. “Of those, we handle only 30 to 50 emergency carbon monoxide calls and one to two dozen insurance claims a year from chimney fires. From a percentage standpoint, these are low numbers.”
The goal, he says, is not to create fear but to encourage homeowners to think about chimney maintenance the same way they think about servicing a roof or replacing an aging HVAC system.
“It would still be nice to avoid these emergencies by just getting regular maintenance and chimney inspections done.”
Summer may not be the season when homeowners use their chimneys, but it may be the best time to make sure they will work safely when colder weather inevitably returns.
